Draft and sign a listing contract. When it’s time to list your home, we will review your contract with you in detail so that there are no surprises along the way. Once signed, we will put your listing contract in your online account so that you can review it at any time. |

Set up a CHFS “for sale” sign on your property as soon as you have agreed to let us work with you so that we can start generating interest in your home right away. Our signs make your home highly visible to passing traffic and realtors scouting for properties to show their clients. |

Enter your property into the Calgary Real Estate Board MLS computer that same day; our commitment to you means that we don’t waste a single moment marketing your home. The MLS database is the most aggressive and widely-used marketing tool to target realtors looking for resale properties for their clients. AND the property will also appear in the New Listing Section of the Calgary Real Estate News. |

List your property on MLS.ca to market your home all over the world to realtors, individual buyers, investors, other real estate boards, and employee relocation services. Your property will also be published in the MLS catalogue, which is distributed to all real estate offices in and around your selling area. |

Prepare full-colour, detailed property feature sheets for people to take with them when they come for a showing. This information is also included with your property’s online listing to generate interest in your home by showcasing absolutely everything it has to offer. |

Place a lock-box on your property to make showings easier without compromising your safety. To ensure that everyone viewing your home is treated to outstanding CHFS service and that you are not bombarded with people coming over unannounced, all realtors must call us first to reserve a showing appointment. |

Show you how to conduct the most effective showings possible, including tips and tricks for making your home look its best at the last minute, what to expect from realtors and their clients, and the secrets of emphasizing the quality and value of your home. Upon request, CHFS will also conduct open houses to the general public. |

Provide property showings and feedback statistics. As a CHFS client, you’ll never have to play phone tag to find out how a showing went! Simply log in to your account to see graphs detailing what people thought about your property and see actual comments from realtors and their clients! After every showing, CHFS will contact the other party to retrieve this information and then upload it to your account for convenient 24-hour access. |

Handle the sale, closing, and follow-up. Once you receive an offer on your property, our negotiating expertise becomes crucial. CHFS’ unmatched experience in the real estate industry means that you’ll get the most money possible for your house. Upon a successful sale, CHFS will immediately distribute the necessary documents to all parties (such as the mortgage brokers, lawyers, etc.) and make sure that your transaction is handled as smoothly and efficiently as possible. Of course, you’ll also be able to track everything from your online account, every step of the way. |
