Step 1

Determine your needs. If you already own a home, CHFS will perform a market evaluation to determine what kind of equity you can put towards your new home. We will also work with you to determine when and how you should buy. First-time buyer? No problem! We’ll get working on your mortgage pre-approval right away.

Step 2

Mortgage Pre-Approval. This critical step helps determine what you can afford so that you can start looking for a great home within your means. In pre-approval, we can help you lock in an interest rate so that your premiums won’t increase unexpectedly while you’re looking for your dream home.

Step 3

Start searching! Our exclusive CHFS listings search engine allows you to view property details like never before! With a CHFS account, you can save searches, set up new listings alerts, and email listings from your Listings Viewing Cart that you want to view in person. Your CHFS realtor will then contact you to choose a time and date that suits your busy schedule. It’s fast, easy, and best of all, fun!

Step 4

Home Evaluation. This is one of the most important functions of buying real estate. Before making an offer on a property that catches your eye, CHFS will conduct a thorough market evaluation to ensure that you aren’t overpaying for this important investment. With over 26 years of hands-on experience, we are the home evaluation experts!

Step 5

Offer to Purchase. Once you are satisfied with the home evaluation, it’s time to make an offer!  However, an offer to purchase is much more than the price tag, and CHFS will guide you through the contract in detail so that you understand the process and are comfortable with:

  • The deposit structure.
  • What’s included (like appliances, windows coverings, etc.) and what’s not.
  • The possession date.
  • All special conditions (such as condo documents, mortgage approval, home inspection, etc.)

Step 6

Closing and Follow-Up. Being a CHFS client is the best way to ensure that your real estate, mortgage, and legal details are handled efficiently and hassle-free. There are a lot of documents to sign and a lot of details to handle, and CHFS will be there every step of the way. Step 7

Possession.  One hour before you officially get the keys to your new home, CHFS will do a walk-through of the property with you to ensure that everything is as agreed upon. This step protects you, our valued client, from buying a property that is not in the condition you agreed upon. Should this happen, CHFS can take several courses of action to ensure that you get what was promised.

Step 8

Congratulations!  Once the walk-through is completed and you’ve got the keys to your home, it’s time to celebrate your purchase!
